Midtown Modern
The latest mixed-use project by Hong Leong and Guocoland is Midtown Modern, which is located in District 7’s Bugis. It’s close to the Bugis Mass Rapid Transit (MRT) interchange station and Tan Quee Lan Street. This luxury condominium has two 30-storey buildings and 558 residential units on the ground floor.

Why Invest in Midtown Modern?
Midtown Modern is located in District 7’s Bugis area, which is convenient for shopping, dining, and entertainment. The underground network provides residents with direct access to the Bugis interchange station, making it one of the most accessible areas in Singapore. GuocoLand has also included a variety of facilities to improve the community’s livability.
Those who prefer to live in a private area may not appreciate the location of Midtown Modern. Also, parents with school-aged children may not want to live near the area due to the lack of educational options. All in all, though, the residents of Midtown Modern will appreciate the various features of GuocoLand’s transformation plan for the Bugis area.

It has projects such as One Shenton, The Tate residences, The St. Regis hotel and residences, and The St. Regis Singapore. Other projects include The Ritz Carlton Singapore, The Plaza at Marina Bay, and The W Singapore- Sentosa Cove.
Accessibility of Midtown Modern
One of Midtown Modern’s main appeals is its central location, which allows residents to be close to all of Singapore’s major areas. The Bugis Station is only 10 minutes away, and it provides residents with access to the Downtown and East-West Lines. The City Hall Station is also a 13-minute walk away, and it serves as a major interchange.
Midtown Modern is close to the Central Business District and has great connectivity to major highways such as the East Coast Parkway, the Central Expressway, and the Marina Coastal Highway. It only takes around 8 minutes to reach your office.
Midtown Modern is also a short walk away from some of Singapore’s biggest shopping malls, such as Bugis Junction, DuO Galleria, Suntec City Mall, and Raffles City. These are all well-equipped to meet the needs of their residents. One of the most popular malls in Singapore is Sim Lim Square.
Situated in District 7, Midtown Modern is ideally located near the Bugis interchange station of the East-West and Downtown Lines. This condominium is also very convenient to both the shops and restaurants in the area. Residents will have easy access to the various entertainment and shopping options that are available in the area.
One of the most important factors that sets this project apart from Midtown Bay is its connectivity. It’s only a few minutes away from the Promenade station of the Circle Line and the City Hall station of the North-South Line.
One of the main complaints about the project is the lack of schools in the area. With the availability of good schools in nearby areas, such as the Tanjong Pagar and Bugis Belt, residents will be able to easily commute to the various areas of Singapore. Some of these schools include the Anglo-Chinese School of Singapore, St. Joseph’s Institution, and Hwa Chong Institution. Midtown Modern is also located near the busy areas of the city.
Project Information About Midtown Modern Singapore
In the next few years, a 99-leasehold development known as Midtown Modern will be located near the Bugis MRT interchange station. This project, which is part of Guoco Midtown 2, is a residential component of the integrated Guoco Midtown project. Guoco Midtown is an area consisting of a 30-story office building, retail clusters, and Midtown Bay, a residential component.
The two Guoco projects, Guoco Midtown 2 and Guoco Midtown Bay, will be connected through an underground tunnel. The combined sites will have a gross floor area of 1.5 million square feet. While Midtown Bay is aimed toward professionals and entrepreneurs who are looking to live and work in the city, Midtown Modern is more family-friendly. It features 1- to 4-bedroom units and 5-bedroom penthouses.
Midtown Modern is a departure from the traditional approach of the CBD, as it features large units that are more rental-centric. In 2019, GuocoLand purchased the Tan Quee Lan site for over $200 million, two years after it acquired the Beach Road site. The company noted that it was an ideal opportunity to combine the two developments, as the Bugis area lacks an ecosystem of residential homes, network hubs, and Grade A office space.
This site is strategically located, and it’s just above the Bugis Mass Rapid Transit (MRT) interchange. Also, it’s close to Midtown Bay and the Bugis interchange station. This makes it an ideal location for various developments, such as Guoco Midtown, The Gateway, and Bugis Junction. An underground pedestrian tunnel connects this site to these developments.
The arrival lounge at Level 1 of Midtown Modern is a hotel-inspired space that can be used for meetings and work. The other part of the project is the arrival Plaza, which can be accessed through an underground tunnel. To make the project more livable, GuocoLand has also dedicated a large area to greenery. This is referred to as Garden in the Woods, which is located on Level 3.
This exhibit features 10 landscape settings that feature different plant species. Some of these include Spring Wood, Hillock Grove, Autumn Wood, and Summer Wood. The total area of the exhibit, which includes both the first floor and the rooftop garden, spans over one hectare.
